In Slovenia, the private rental market remains under-researched despite playing an important role in the housing supply, particularly in larger urban centres. Although rental transactions are recorded in the official Real Estate Market Register (hereinafter: ETN), it is unclear what proportion of privately rented dwellings are actually captured in this register. It is also unclear to what extent the information recorded in the ETN corresponds to, or differs from, data derived from advertised rental listings.
The aim of the project is therefore twofold: (a) to analyse the private rental market in the urban centres where rental activity is most extensive and developed, and (b) to compare the officially recorded ETN data with data collected through a systematic analysis of advertised rental properties. This comparison will provide insights into the coverage, accuracy, and representativeness of the official register in relation to actual market activity.
